River North Building Profile: One River Place
One River Place, also known as 758 N. Larrabee, is quite possibly the most “River North” building in River North.
We’ll start where we always start, with the location. It can be noted that One River Place is situated in a neighborhood known for its galleries, nightlife, dining, and proximity to the Loop, but in this case, all those perks are secondary. This building’s most significant selling point is its riverfront plot. Not only do you have the expansive city views of many structures in the neighborhood, but you will have an unobstructed aquatic vista greeting you every morning, noon and night. River views are one thing—right-on-the-river views are on a whole different level.
The building was constructed in the late 1920s, along with many other neighborhood structures, and was used as office space for Montgomery Ward, the catalog and later department store giant. This building has close historical ties to The Montgomery, which has been previously covered on this blog. Atop One River Place is the familiar Spirit of Progress statue, an image almost synonymous with the Ward company. The Art Deco style of architecture holds similar nostalgia, and is a truly beautiful work.
Of course, since you are now reading this on a real estate site, you know that this building was converted into residential lofts in the recent past. One’s concrete lofts sport high ceilings, rough textures, exposed ductwork, and track lighting—a very typical, and very well done, loft space. Big windows for taking in sunlight, city views, and the river as well as luxury trimmings make for quite the desirable abode. A private balcony makes the deal even sweeter.
Additionally, residents can utilize the rooftop deck, which is great for dinner, gatherings, parties, or relaxation—all with that incredible view. There is also a well-equipped fitness center on-site, 24-hour doorman, indoor parking, bike storage, and a refreshed, luxury lobby. A riverwalk takes full advantage of One’s location.
These luxury condos are pet-friendly and come in 1 to 3-bedroom configurations that range between $300,000 and $500,000, dependent on size and view. Living space is maximized by the open loft layout, and all rooms, including kitchen and living room, are of ample size.
We’ve profiled quite a few historic loft buildings in the neighborhood, but One River Place is without a doubt one of the most stunningly beautiful residences in River North, and in Chicago. This building’s history, architecture, loft conversion, location, and most notably its riverfront plot come together to offer a supremely River North residence.
